We are thrilled to share that Bellara Senior Living in Hayward, California—a project featuring landscape design and architecture by the Design Studios at Landscape Development, Inc.—has been awarded the prestigious 2025 CoStar Impact Award for Commercial Development of the Year in the East Bay market.
This honor reflects not only the innovation behind the project but also the power of strategic collaboration across disciplines. Led by SRM Development, Bellara Senior Living reimagines what senior communities can offer, integrating residential, commercial, and community elements into a seamless, inclusive environment.
A Model for Urban Mixed-Use Senior Living
Judges from the CoStar Impact Awards noted that Bellara “redefined mixed-use development, integrating residential, commercial, and community spaces to create a vibrant, inclusive environment.” The project was also celebrated for its innovative use of technology and forward-thinking urban planning strategies.
The five-story, 192,204-square-foot facility includes:
127 assisted living units and 30 memory care units
An outdoor Zen Garden, landscaped courtyard, dog park, and outdoor kitchen
Indoor wellness spaces, including a full-service salon, barbershop, bistro, wellness room, nurse and exam rooms
A city-view dining area and multiple shared community areas
Transportation services, including a shuttle and town car for appointments and errands

The Design Studios team at Landscape Development, Inc. played a critical role in bringing Bellara’s outdoor environment to life—prioritizing walkability, serenity, accessibility, and connection to the neighborhood through carefully planned landscape architecture.
